Muswellbrook Council approves 59-lot subdivision at Northview Estate

Muswellbrook Shire Council has approved a 59-lot residential subdivision in the final stages of Northview Estate, paving the way for dozens of new homes close to existing services and infrastructure. The development includes 35 standard lots and 23 larger lots, with one lot set aside as a drainage reserve.

The project will include new public roads and a vehicle crossing, along with extensions to Muswellbrook’s water, sewer and stormwater networks. A dedicated stormwater and flood management system will be installed to protect both new and existing properties.

Mayor Jeff Drayton said the decision supports the need for more housing in areas already planned for growth.

“Importantly, these next stages are part of an existing, approved subdivision, building on a master-planned estate with roads, services and stages already in place and offering a diversity of housing,” he said.

“Muswellbrook needs homes in the right places, with the right infrastructure and safeguards. By completing this urban release area, Council is delivering housing where growth is already planned.”

Advice from the NSW Rural Fire Service, NSW Planning and Environment, and the Subsidence Advisory Authority supported the proposal, confirming fire safety, water management, flood protection and ground stability measures. The approval aligns with Council’s Local Strategic Planning Statement, Local Environmental Plan and Development Control Plan, which guide new housing to serviced areas and encourage a mix of lot sizes.

Developing within an already approved estate ensures access to existing infrastructure while supporting Council’s goals for sustainable, well-planned growth.
